Bali draws visitors from Australia, Europe, Asia and North America across the whole calendar — not one season, one region. That's unusual for a resort destination, and it's what makes demand stable enough to build a business on.

It also has something most emerging destinations don't: a mature hospitality ecosystem already in place, built over decades, supporting a well-located home or hospitality property from day one.

Two reasons: how people use it, and what it's built on.

Ubud is Bali's cultural and wellness capital — the one stop that shows up on every premium itinerary. Guests here stay longer than they do on the coast, averaging 4-6 nights. Longer stays mean fewer changeovers, and a different kind of guest: someone here to experience the place, not just pass through it.

Then there's the land itself. Our sites sit among rice fields, ridges and river canyons. That terrain limits how much can be built around it — and in the right locations, that limit is what protects a site's views and character over time.

For us, Ubud isn't just a location. Its landscape is part of the asset.

Three things, and doing all three together is the point.

We redevelop.

We take sites that have already been built on and recontinue them — reimagining and rebuilding what was left unfinished into residential and hospitality complexes, without expanding onto undeveloped land.

We operate.

We run what we build ourselves: reception, housekeeping, maintenance, guest relations, bookings and revenue management, under our own property management company. Since 2022, our Ubud portfolio has held an average annual occupancy of 87%.

We manage for owners.

Once units are handed over, we keep managing them on the owner's behalf — because Re-Creation doesn't end at handover, it's how a property is meant to return to its owner. We hire and oversee the operator on every property, replacing anyone who doesn't deliver.

The order is the same on every project:

  1. Selection and site visit — choose a unit, then come see the site and the construction in progress. We encourage a visit before anything is signed.
  2. Reservation — the unit comes off the market against a deposit while paperwork is prepared.
  3. Legal review — you receive the full document set — title, permits, master sales agreement — for your own lawyer or notary to review. We don't rush this step.
  4. Payment schedule — terms depend on the specific project.
  5. Signing — executed before an Indonesian notary, under the structure and terms set out in that project's legal documents.
  6. Construction and updates — regular progress reporting through to completion.
  7. Handover — the finished property is inspected, any outstanding items are recorded and fixed, and the keys change hands once that process is complete.
  8. Operation — if you place your unit under EVDEkimi management, it enters the operating portfolio and monthly reporting begins.

Handover is a process, not a date.

Before the keys change hands, you or your representative walk the unit with our team. Anything outstanding goes on a snag list and gets fixed within the period set out in your agreement.

The unit arrives furnished and ready to operate. From there, you can use it yourself or hand it to us to manage.

Our involvement doesn't end when construction does — on the contrary, that's usually where it starts to matter most, because a building shows what it's really made of a few years in, not on handover day.

Every site goes through the same filter before we commit.

Has it already been developed?

It is the first filter we apply to every potential project. If a site requires development of previously undeveloped land, it isn't the right site for us.

Is the legal position clean?

Title, zoning, permits and access rights are verified before acquisition. A problem we cannot resolve is a reason to walk away, regardless of how attractive the site may be.

Is the view durable?

We look for locations where the surrounding terrain and land use provide some natural protection for views over time.

Does the infrastructure already exist?

We look for sites with established access to water, power and roads.

Can we operate it properly?

We are going to run the complex for years. If a project only makes sense as a sale and not as an operating property, it is not a project for us.

Before purchase, you receive the relevant document set for your own legal and financial review: title and permit documentation, the master sales agreement, the payment schedule, unit specifications and the project timeline.

We don't publish projected returns on this website. Performance is project-specific and time-sensitive, and any projection is only meaningful when its assumptions are clear. Our sales team can walk you through the relevant figures for a specific unit on request.
